Cat a+ office with connecting feature stair to landscaped roof terrace

Commissioned by Westbrook Partners, Shaw Studios developed a detailed design connecting level 7 to the roof at 60 Charlotte St. The scope included a landscaping scheme and new terrace on the roof with spectacular 360-degree views across London. Shaw Studios have partnered with Nest Landscape Design to develop an integrated landscape scheme featuring low maintenance, drought resistant and lightweight planting. It provides valuable outdoor amenity space, enhancing wellbeing and increasing urban greening in the area.

The space required a full strip out and refurbishment to CAT A+ with upgraded services, lighting and a feature stair. Shaw Studios collaborated with Campbell Reith to develop a structural package, opening up the secondary core stair as a fire stair in accordance with LFB requirements.

The CAT A + scheme includes a semi-exposed services installation, maximizing the existing structural beams and steel columns whilst maintaining flexibility with the lighting specification and planning grids. The feature stair is located to minimise loss of net lettable, whilst bringing a sense of the outdoor in through a glazed top light and view of the terrace landscaping.

The site falls within the Charlotte Street Conservation Area and is surrounded by both residential and commercial properties; Shaw Studios have worked very closely with a planning consultant to honour the intent of an earlier permitted planning application and build upon the detailed design within these parameters.
